Terms and Conditions

Rooms are available from 2 pm on the day of arrival and should be vacated by 11 am on the day of departure.

Cancellations & Insurance:

A holiday booking is a legally binding contract. If you fall ill, have an accident, become redundant or are otherwise prevented from taking your holiday and we are unable to re-let your accommodation, there could be a cancellation charge. This could be as much as the full cost of your holiday. This is standard practice throughout the UK.

Whether you have paid a Booking Deposit or the full amount of Your Booking and you cancel Your Booking within 48 hours of the scheduled date of arrival a charge equivalent to the cost of one night’s accommodation will be levied.  If you fail to show without cancellation, the full amount of your booking will be chargeable.
If You need to cancel Your Booking more than 48 hours before the scheduled check-in time a full-refund will be given unless otherwise stated. 

For Group Bookings (10 or more persons) - 7 days minimum notice must be given for cancellation—or the full amount payable will be chargeable.

Unreasonable Damage  to the property will be chargeable.
